62 Affordable Apartments and Commercial Space

This mixed-use project consisted of 62, one, two, and three bedroom affordable residential apartments and approximately 7,000sf of commercial space. The podium style building had a terraced tuck-under parking garage in order to conform to the existing topography. The site was severely constrained by awkward boundary conditions and existing utilities that served upstream properties bisected the site. In addition to the on-site work, the project was required to widen the existing street across the project frontage and the neighboring hotel.

RJA assisted the Developer with all project entitlements, including a tentative parcel map and Site Development Permit. During the design phase, RJA prepared a parcel map, on and off-site grading and improvement plans, all supporting utility calculations and post-construction stormwater design as well as pre and post-development ALTA Surveys.
One of our most challenging projects to date. Designing a high density, terraced podium building, on a steep site, with tricky conform conditions and numerous land title issues all within a strict timeline was a huge challenge. In addition to the technical challenges, this project was an affordable, tax credit funded project with strict timelines for obtaining the project required permits within 6 months of being authorized to start. This schedule required constant communication and coordination to achieve the Clients goals.
PROJECT RESULTS
This project was completed and opened for lease in 2022. It replaced an old abandoned motel that was a magnet for criminal activity and replaced it with affordable homes for some of Santa Cruz’s hard working residents.
