263 Residential Urban Apartments in Downtown Gilroy Near Transit Hub

Alexander Station is a 5-story, mixed-use multi-family project with 263 affordable units, approximately 2,700-square feet of commercial frontage, with active and passive open space and residential amenities. Located at the south end of downtown Gilroy, this 6.9 AC project is considered a key residential anchor for the City of Gilroy’s Downtown Specific Plan area. The location provides easy access to downtown Gilroy and the Gilroy Transit Center where residents can get access to Caltrain, Valley Transportation Authority (VTA), and Monterey Salinas Transit (MST) bus services.

As part of the entitlement process, RJA prepared and processed a General Plan Amendment, Planned Unit Development, Vesting Tentative Map and Architecture and Site Review. After the entitlements were approved, RJA prepared pre and post-development ALTA Surveys and construction documents for the on-site and off-site improvements.
This was an affordable, tax credit funded project with strict timelines for obtaining the project required permits within 6 months of being authorized to start. This schedule required constant communication and coordination with the other design team consultants and the City in order to achieve the client’s unforgiving time line. In addition there were title issues and property line encroachments with the neighboring Southern Pacific Transportation Company that had to be identified and resolved in short order.
PROJECT RESULTS
The project opened to residents in 2018 and has been a good example of a multistory high density project in a town with few projects of this magnitude.
